 Frio River Vacation Rentals offers you a convenient method of reserving our vacation homes in the Frio Canyon area. In order to provide a personalized approach to doing business, we require our guests to make reservations by phone. This give us the ability to better understand your needs and insure accuracy of the home selected and the dates you are reserving. A confirmation number and written acknowledgement letter will be forwarded to you.
Reservation policies
• Peak season – May 15th thru Labor Day ( 3 night weekend minimum )
• Off Season – the Day after Labor Day thru May 14th ( 2 night mid week minimum )
• Holidays during peak season – requires a 4 night minimum stay ( Memorial Day, 4th of July, and Labor Day )
• Holidays during off season – requires 2 night minimum at peak rate or 3 or more nights at off season rate (Spring break, Easter, Thanksgiving, and Christmas )
Deposits
• 1 night’s payment 1-3 night rental; 2 nights’ payment 4-6 night rental; 3 nights’ payment 7+ night rental.
• Deposits made by credit card will be charged at the time of the reservation
• Deposits made by check must be received within 5 business days of the time of reservation
Cancellations
• Please understand that we are not responsible for weather conditions, the water level / flow of the Frio River, or personal family/ friends illnesses.
• All cancellations require 100% forfeiture of the deposit
• Cancellations received less than 15 days before the arrival date will be required to pay 100% of the total reservation rental fee.
• Cancellations received 16-30 days before the arrival date will be required to pay 50% of the total reservation rental fee.
Responsible Party
• The individual making the reservation becomes the responsible party for the reservations and also for all other guests included in the rental of the home. There will be no refund for early departures under no circumstances. You are responsible for the number of days you reserved with no exceptions. It is your obligation to double check your reservation dates.
Balance Due
• If paying the deposit by credit card, the balance will be due upon arrival and paid by credit card or cash. No checks will be accepted upon arrival.
• If paying the deposit by check, your payment for the balance will be due 30 days prior to your arrival, no exceptions.
Check in & Check Out
• Check-in will be at 4:00 pm on your scheduled arrival date.
• Check-out will be at 11:00 am on your scheduled departure date.
Miscellaneous
• Linens and towels are provided upon request. (additional cost)
• We do not provide expendables such as toilet paper, paper towels, dish washing liquid and powder, clothes washing detergent, hand soap, salt and pepper.
• We will be providing coffee filters, kitchen garbage bags, and lined garbage receptacle for all trash. We will also provide trash pick up.
Frio River Vacation Rentals Policies and Procedures
Frio River Vacation Rentals has established policies and procedures that will make your stay a memorable experience. Renters and guests shall adhere to the rules, regulations, and guidelines noted below in order to insure you and your family a safe and pleasurable experience. Frio River Vacation Rentals will adhere to a zero tolerance for those not conforming. Frio River Vacation Rentals reserves the right to deny admittance or require you to vacate the home when policies are violated.
IMPORTANT NOTICE: All guests shall read and acknowledge in writing the policies and procedures listed below.
Occupancy
• All of our homes have a maximum number of occupants allowed. This will be strictly enforced and those violating this restriction will be required to vacate. “Day Guests” are limited.
Fireworks
• No fireworks are allowed in the subdivisions.
Firearms
• No discharge of firearms of any kind are allowed including BB guns, slingshots, water balloons, etc.
Smoking
• Smoking is not permitted inside any Frio River Vacation Rentals home. Each home has a specific place for cigarette butts. Please use it and clean out at exit. Excess yard cleanup for butts will result in additional charges to credit card on file.
Group Activities
• Our homeowners and Frio River Vacation Rentals promote family vacation stays. We expect minors to be supervised by adults, noise levels kept within reason, and no public intoxication.
Personal Conduct
• Offensive language or behavior, use of illegal drugs, and underage drinking will not be tolerated.
Respect your neighbors
• Please keep loud music and noise to a minimum. Respect your neighbor’s privacy as you would your own. Being reported to us or the local law enforcement, FRVR reserves the right to review the situation, which could result in an eviction from the premises. No refund will be issued for early departure.
Property Damages
• Anyone found willfully damaging our properties will be required to vacate the Property. If necessary, local law enforcement will be notified. See exit clean up below.
Pets
• _____ No pets allowed in this FRVR home. Violation of this policy will result in an automatic $100.charge to the credit card on file. The owner/owners of the pet will be asked to vacate the property with no refund. Fires
• No fires are allowed other than in fire pits, outdoor fireplaces, or BBQ pits. Burn bans will be enforced.
Respect for the River:
• The Frio River is our most treasured asset. Littering and glass containers are not allowed in or near the Frio River. Local law enforcement will monitor and enforce a zero tolerance policy.
Exit Clean-up
• Renters will be expected to remove all food items from the refrigerator. All dishes must be cleaned and put away. Trash must be gathered and placed in the receptacles provided. Upon inspection of the property following your stay, FRVR reserves the right to charge for any additional services required to return the property to the state it was in prior to your arrival. Excess garbage, broken fixtures or furniture, missing amenities, and damage to property resulting from gross negligence are examples of chargeable items. The additional fee will be charged to the credit card on file.
Lost Items
• Fees: $10/per lost key; $20/per horseshoe set; $15/washer set
Hold Harmless Agreement
“Lessee” shall include all persons occupying property leased from Frio River Vacation Rentals, LLC. Lessee agrees to protect, indemnify, save and hold HARMLESS Frio River Vacation Rentals, LLC, including its officers, agents, and employees from and against all losses, costs, and expenses, and from and against all claims, demands, suits, and actions for damages or from liability of whatever nature for any and all damages to property or to injury (including death) to any person or persons arisiNG FROM A VISit to property owned or managed by Frio River Vacation Rentals, LLC.
